It's no secret, real estate agents make their money off of transactions. The more transactions an agent conducts, the more commission he makes.
Well, Charles Roberts jokes that he "may be one of the worst real estate agents" because he often talks his clients out of selling their investment property. During the real estate downturn, he helped his clients buy hundreds of properties. Every few weeks, a client calls to sell one of their properties.
Rather than immediately saying "great!" and taking a few points in commission, he delves into why they are looking to sell. Keep in mind, Charles often knows the numbers behind the property and is a big believer in holding real estate for the long term for wealth creation.
What's The Reason for Selling?
If the issue is a bad tenant or constant headaches - the issue isn't necessarily the property. It's how the management, or lack of, that is the issue. The solution could be as simple as hiring a property manager or having a stricter tenant screening process implemented to find a higher quality tenant.
While many agents think Charles is nuts for talking himself out of a potential listing, he knows it's the right thing to do. Our philosophy is to give our best advice possible to clients, not just run up the number of transactions. Plus, from a business standpoint, building long term relationships is always more profitable than a couple of points in one transaction.
